Propkaki Atlas Data Note — October 2026

Three facts and two myth-busters for Oct 2025 – Sep 2026, compared with Oct 2024 – Sep 2025. Each figure is a count, or a place compared with itself: a condo development against its own earlier sales, an HDB block against its own. Published ; this URL keeps these figures.

At a glance

Propkaki Atlas Data Note, October 2026: compared with itself, the typical Singapore condo development resold for +2.5% more per sq ft in Oct 2025 – Sep 2026 than a year earlier; condo sales fell 16% to 22,512; HDB resales at S$1 million or more rose 21% to 1,844, mostly because more large, young flats reached the market rather than flats being repriced. Source: URA and HDB records, computed by Propkaki.

1. Condo resale prices rose 2.5% in a year

Compared with itself, the typical condo development resold for +2.5% more per sq ft in Oct 2025 – Sep 2026 than in Oct 2024 – Sep 2025. Half of developments moved between 0.0% to +4.6%. D20 (+4.9%), D28 (+4.0%) and D19 (+3.9%) rose most; only D01, D04 and D07 (each under 1%) slipped.

Basis: 600 developments with 5 or more resales or sub-sales in each year. New launches and sales of several units under one caveat are left out. See each development's own change on its card in Propkaki Atlas.

2. Condo sales fell 16%, mostly new launches

URA records show 22,512 single-unit condo sales in Oct 2025 – Sep 2026, against 26,925 a year earlier. Landed homes are not counted.

3. Million-dollar HDB resales rose 21%

1,844 HDB flats resold for S$1 million or more in Oct 2025 – Sep 2026, up from 1,527 a year earlier: 7.5% of all HDB resales. HDB's own flash estimate counts 597 such resales in Q3 2026 alone, 8.5% of that quarter's resales.

Myth-buster 1: district price jumps are mostly new launches

A district's median price per sq ft across all sales moves with which projects sold that year. When new launches enter the count, the median jumps; compare each development with itself and the change is small.

Myth-buster 2: more million-dollar flats, not dearer flats

Million-dollar HDB resales rose while HDB prices were flat. Most of the rise is more large, young flats reaching the resale market, not flats being repriced past S$1 million.

Flats whose lease began in 2016 or later supplied 722 of these resales, up from 528: 194 of the 317 extra sales (61%). The flats are the same kind as a year earlier: median 110 sqm, lease from 2011; 4-room 43%, 5-room 36%, executive 21%.

Where million-dollar flats had already sold, prices firmed modestly: +2.3% per sq ft, same block and flat type (139 with 3 or more sales in each year).

HDB prices: about flat, in line with HDB's index

HDB resale prices were about flat over the year. Propkaki's block-for-block figure (+0.1%, 2,210 blocks with 3 or more resales in each year) sits between the two readings of HDB's own resale price index for the same quarters.

Queenstown looks +13.8% on all resales but +0.4% block for block: newer, pricier blocks entered the sample. Lease left matters more than the year: see the Propkaki Curve™ and each block's card in Propkaki Atlas.
