How to read the result
Status — only an Active registration authorises estate agency work. Suspended, revoked or lapsed means the person cannot legally act as an agent, regardless of what their marketing says.
Agency — every registered salesperson must practise through a licensed estate agency. If the agency named to you differs from the register, ask why before proceeding.
Registration expiry — CEA registrations run on an annual cycle. An expiry date in the past that has not been renewed means the registration has lapsed.
One more check the register enables: the phone number
The most common impersonation scam uses a real agent's name and registration number with a different phone number. The official CEA Public Register lists each agent's registered mobile number — if the number contacting you does not resolve to that agent's profile, treat the contact as suspicious even when the name checks out.
