How we estimate a price range
Propkaki shows an indicative price range for a home from recorded sales. It is free, it is automated, and it is a guide for general reference. It is not a valuation by a licensed valuer.
The full disclaimer
Based on recent comparable registered transactions. This is an indicative price range, not a formal property valuation or appraisal. Propkaki is not a licensed valuer under Singapore’s Appraisers Act. The indication does not account for property condition, renovation, or unique features. For a formal valuation, engage a licensed valuer. For advice on buying or selling, speak to a CEA-registered salesperson.
How the range is made
We start from registered sales: HDB resale records published on data.gov.sg, and URA caveat records for private homes. We pick recent sales of homes like this one, nearby and of a similar type and size.
Where the records show a steady difference, for example a block that usually sells above or below its neighbours, the method adjusts for it. Each result says how many sales it used and over which months.
What the method cannot see: the condition of the home, its renovation, its view, its exact facing, or anything else that is not in the public records.
How we check it
We test the method on sales from a later period that it had not seen, and count how many of those sales fell inside the ranges it gave. A result’s accuracy line names the months of that check, for example “In our checks on sales from November 2025 to October 2026, 78% fell inside ranges like this.”
We show a figure for a type of home only when that check found at least 75% of at least 30 sales inside the ranges. Where it did not, we say so instead of showing a figure.
Who to ask instead
For a formal valuation, for example for a bank loan or CPF use, engage a licensed valuer. For advice on buying or selling, speak to a CEA-registered salesperson. You can check that a salesperson is registered with our CEA agent check.
