Across 74,317 private rental contracts URA reports for leases starting Q4 2025 to Q3 2026, the median monthly rent for a 2-bedroom condo or apartment was S$5,300 in the Core Central Region, S$4,300 in the Rest of Central Region and S$3,600 in the Outside Central Region (medians computed by PropKaki). PropKaki's Singapore Rental Market Tracker shows the URA non-landed private residential rental index at 162.5 as of Q2 2026 (base Q1 2009 = 100), 0.4% higher quarter-on-quarter and 1.8% higher year-on-year. What the rental index means for renters
The URA rental index is a directional measure, not an absolute dollar figure. An index of 180 does not mean rent is S$180 — it means rents are 80% higher in aggregate than they were in Q1 2009, when the index was set at 100. The index controls for the mix of unit types transacted each quarter, making it more comparable over time than a raw average of transactions.
For renters, the key signals are the direction of the index and the vacancy rate:
A rising index with low vacancy means the market is tightening — landlords have more leverage and asking rents may be firm or rising. A falling index with rising vacancy means supply is outpacing demand — tenants have more room to negotiate on price, lease terms, or furniture inclusions.

How much is a typical condo rental in Singapore?
The URA rental index above tracks direction, not dollar amounts. For dollar amounts, PropKaki computes medians from official records: every whole-unit private rental contract URA reports (contracts stamped with IRAS) over the last four complete quarters, and every HDB approval to rent out a whole flat over the same period. These are contract rents, not asking rents.

How PropKaki computes these figures
Each contract is placed in URA's own market segment for its development (matched on project name and street); where no project match exists, the segment URA records for most of that district's sales is used, and contracts in the evenly split Districts 1 and 5 are left out. A figure is published only when at least 30 contracts support it. The median is the middle contract; the smaller range covers the middle half of contracts. The figures refresh as URA and HDB publish new data.
