What affects HDB resale prices?
Town location. Central and mature towns command significant premiums. Queenstown, Toa Payoh, Bukit Merah, Bishan, and Kallang/ Whampoa consistently rank among the most expensive towns; peripheral towns like Sembawang, Woodlands, Jurong West, and Yishun are the most affordable. Flat type and storey. Larger flat types and higher floor levels command premiums. Executive flats (a legacy type no longer built) can exceed 5-room prices in the same town and block.
