How to read this honestly
Median PSF controls for unit size but does not control for age, tenure (freehold vs leasehold), floor level, or development quality. A low district PSF reflects the mix of transactions that occurred that quarter — it is not a guarantee that any individual unit can be purchased at that price.
Districts with fewer than 10 transactions in a quarter are suppressed rather than shown on a thin sample. Some districts (particularly D06, D24, D26) may not appear every quarter for this reason.
