The private residential pipeline counts every unit that has been granted planning permission but not yet completed — the best forward-looking supply indicator for Singapore's private housing market, updated quarterly from URA's data.

How to read supply pipeline data
A growing pipeline means more new supply is scheduled to complete in the coming years — typically 2–5 years from approval to completion. If pipeline is rising while developer sales are slowing, unsold inventory builds up and developers may cut prices or delay launches. If pipeline is shrinking while sales remain strong, supply tightens and prices tend to be supported.

Executive Condominiums (ECs) — are they included?
Executive Condominiums are a hybrid public-private housing type in Singapore. URA's private residential pipeline figures typically exclude ECs from the headline count, as EC supply is managed separately through HDB's EC land sale programme.
