What makes 4-room flats the HDB benchmark?
4-room flats are consistently the most transacted HDB flat type each quarter, generating more price observations than any other type. This makes the 4-room median the most statistically stable and representative benchmark for HDB resale price analysis — it is less susceptible to outlier transactions than smaller samples of 5-room or executive flats.
Unlike private property, HDB flats are less commonly benchmarked by PSF (price per square foot). This is because 4-room flats have a reasonably standardised floor area (roughly 90–105 sqm depending on build era), making the absolute transacted price a more practical comparison than PSF. For town-to-town comparisons, the 4-room median is the clearest yardstick.
