How to read this honestly
The URA PPI measures price movements, not absolute prices. An index reading of 200 means prices have doubled since Q1 2009 — it does not mean the average home costs S$200. For median transaction prices by district or property type, see the District Price Tracker and Market Segments Tracker.
The index covers all private residential transactions registered with URA, including sub-sale and resale caveats. New launch prices — which can differ materially from resale prices — are included when caveats are lodged.
