Singapore District 10
Holland Village, Bukit Timah, Dunearn
District 10 covers Holland Village, Bukit Timah, and Dunearn Road — one of Singapore's most prestigious residential addresses, favoured by expatriates and home to several top-tier international schools.
District 10 — spanning Tanglin, Holland Village, Farrer Road, and Bukit Timah — is one of Singapore's most school-driven private housing districts. Nanyang Primary School, Raffles Girls' Primary School, Henry Park Primary School, and Methodist Girls' School make this district the first choice for families prioritising 1km school eligibility. Secondary schools within or directly adjacent to the district include Hwa Chong Institution, Nanyang Girls' High School, National Junior College, and Methodist Girls' School. MRT access spans two lines: the Circle Line serves Holland Village, Farrer Road, and Botanic Gardens stations, while the Downtown Line runs through Sixth Avenue, Tan Kah Kee, King Albert Park, and Beauty World. Botanic Gardens station is a CCL/DTL interchange. Off-peak drive time to Raffles Place is typically 12–20 minutes from Holland Village and 18–25 minutes from the upper Bukit Timah end. The residential market is dominated by freehold condominiums and landed housing. Major condo projects include D'Leedon, Leedon Residence, One Holland Village Residences, Hyll on Holland, and Fourth Avenue Residences. Landed enclaves are concentrated in Nassim Road, Cluny Road, Gallop Road, Watten Estate, Coronation Road, Bin Tong Park, and King Albert Park. Typical condo PSF ranges from $1,800–$2,400 psf for older or outer Bukit Timah stock to $2,400–$3,200 psf for Holland Village, Farrer Road, and prime Bukit Timah locations, with Nassim and Cluny ultra-prime stock trading above $3,500 psf. HDB stock is sparse, appearing mainly around Ghim Moh and Holland Drive fringe areas. Ghim Moh Market & Food Centre at 20 Ghim Moh Road has 72 cooked-food stalls and 158 market stalls, open since the 1970s. Singapore Botanic Gardens, inscribed as Singapore's first UNESCO World Heritage Site in 2015, anchors the eastern edge of the district. The Bukit Timah Nature Reserve and the Rail Corridor serve the upper end.
