Orchard MRT (NS22) and Dhoby Ghaut MRT (NS24/NE6/CC1) together give residents access to four MRT lines, with the Thomson–East Coast Line adding Great World, Havelock, and Fort Canning stations along the river corridor. Off-peak drive time to Raffles Place runs about 8–15 minutes from most River Valley locations. Public housing stock in District 9 is virtually non-existent. The residential market is dominated by private condominiums and serviced residences, with major projects including The Avenir, Irwell Hill Residences, Martin Modern, CanningHill Piers, and Cairnhill Nine. Families checking school proximity target River Valley Primary School, Anglo-Chinese School (Junior), and St Margaret's School (Primary). The School of the Arts Singapore is also within the district. Key lifestyle amenities include ION Orchard at Orchard Turn (connected directly to Orchard MRT), Great World mall integrated with Great World MRT, and Zion Riverside Food Centre serving the River Valley catchment. Fort Canning Park provides green space at the Dhoby Ghaut/Fort Canning boundary. URA's Draft Master Plan 2025 positions Orchard Road as a green urban corridor — a 2.4 km belt being enhanced with greening, improved pedestrian linkages, and a 6 km green connection from Singapore Botanic Gardens through Orchard and Dhoby Ghaut to Fort Canning Park and the Singapore River. The plan includes the possibility of a partly car-free section along Orchard Road, which would increase walkability and lifestyle appeal for nearby residential projects.
