District 15 spans East Coast, Katong, and Siglap — a heritage-rich, family-oriented enclave known for Peranakan shophouses, East Coast Park, and some of Singapore's most sought-after freehold properties.
District 15 — covering Katong, Joo Chiat, Marine Parade, and Siglap — is one of Singapore's most distinctive residential districts, combining Peranakan conservation shophouses, freehold East Coast condominiums, Marine Parade HDB flats, and landed enclaves near the sea. The Thomson–East Coast Line (TEL4) opened Katong Park, Tanjong Katong, Marine Parade, Marine Terrace, and Siglap MRT stations to the district, giving residents direct rail access to Marina Bay and the CBD for the first time. Additional MRT access comes from Dakota and Mountbatten on the Circle Line at the western edge of the district. Off-peak drive time to Raffles Place runs about 12–20 minutes from Mountbatten and Katong, and 18–25 minutes from Marine Parade and Siglap via East Coast Parkway. School proximity drives significant demand in District 15. Tao Nan School, CHIJ (Katong) Primary, Ngee Ann Primary School, Tanjong Katong Primary School, and Haig Girls' School are the most searched primary schools. Secondary schools include Tanjong Katong Girls' School, Dunman High School, Chung Cheng High School (Main), and Victoria School. Major condo projects include Amber Park, The Sea View, One Amber, Grand Dunman, Tembusu Grand, Emerald of Katong, and Meyer Blue. Grand Dunman recorded approximately 705 sales at around $2,517 psf, and Emerald of Katong recorded approximately 669 sales at around $2,622 psf — anchoring the district's new-launch pricing benchmark in the mid-$2,000s psf. Older leasehold stock such as Mandarin Gardens trades at considerably lower levels, while premium freehold projects at Meyer Road and Amber Road achieve $2,400–$2,800 psf. Landed enclaves include Joo Chiat, Frankel Estate, Opera Estate, and Siglap. Parkway Parade is the main Marine Parade retail mall. i12 Katong serves East Coast Road and Joo Chiat. East Coast Park stretches along the entire southern boundary of the district. URA conserved over 100 Katong and Joo Chiat buildings in 2009, including shophouses, terrace houses, and bungalows — making this one of Singapore's most intact heritage precincts.
